VERIANOS is a listed property investment company based in Cologne with offices in Milan and Valencia. The company understands itself as a real estate merchant banking partnership connecting property and capital markets for its clients. With the business units Investment and Advisory the firm structures individual investment products and implements ambitious advisory and financing projects on behalf of its clients. Clients are family offices and high net worth individuals as well as institutional investors, fund managers and financial institutions. Structured investment products are managed by a wholly owned regulated capital management company (AIFM) so that investors benefit from a high degree of transparency.
VERIANOS is an independent company mainly in the ownership of its staff and long-term private shareholders. In contrast to most of its competitors, the firm is not part of a large financial institution with various business interests. This independence assures the required neutrality to deliver individual solutions and exceptional results for our clients.

Capital Management Company
As a regulated capital management company (AIFM), VERIANOS Capital Partners GmbH – a wholly owned subsidiary of VERIANOS SE – offers its clients and investors an extensive expertise in the conception, structuring and management of Alternative Investment Funds in the market segments real estate and debt. Pursuant to the requirements of the German financial conduct authority (BaFin), the AIFM also provides portfolio and risk management in addition to the structuring of investment products.
ESG Strategy
Pursuant to Art. 3 (1) and Art. 4 (1) of Regulation (EU) 2019/2088 of the European Parliament and of the Council of 27 November 2019 on sustainability-related disclosure requirements in the financial services sector (“Disclosure Regulation”), VERIANOS Capital Partners GmbH is required to publish on its website information on its strategy for incorporating sustainability risks into its investment decision-making processes.

The AIFM launches tailored and segregated Property Special-AIFs with targeted investment focus for institutional and semiprofessional investors as well as family offices. The funds can, however, also be inititated by pooled investors. The AIFs are characterised by clearly defined fund strategies, covering specific types of use, regions and risk profiles.

Statement on the Principal Adverse Impacts of investment decisions on sustainability factors – PAI (as of 30 June 2023)
Due to the small size of the company, VERIANOS Capital Partners GmbH (VCP) does not have the personnel and technical capacity to ensure systematic and complete reporting on the Principal Adverse Impacts (PAI) of investment decisions on sustainability factors and has therefore decided not to publish them. VCP will consider the feasibility and establishment of a PAI monitoring and reporting process over time, taking into account both the investment strategies managed and the growth of the team.
VCP explicitly states that the current approach does not change its willingness to contribute to a more sustainable, resource-efficient economy with the aim of reducing in particular the risks and impacts of climate change and other environmental or social issues.
The incorporation of the AIFM in the VERIANOS group offers an excellent framework for investors: they benefit from the long-term market experience and profound know how in the conception, portfolio, asset and risk management of entrepreneurial property investments. All investment vehicles comply with accounting, tax and regulatory requirements.
VERIANOS Capital Partners GmbH is managed by directors who are experienced property and fund specialists and who can look back at long and successful careers in Germany and Luxembourg.
Investment approach
To document our responsible investment approach in a visible and measurable way, VERIANOS is a signatory of the UN initiative ‚Principles of Responsible Investment‘ (PRI) and publishes an annual „PRI Transparency Report“.
Ethical standards shape every entrepreneurial decision. As active advisors and investment managers we are led by ecological, social and entrepreneurial responsibility. Our key staff hold a substantial share of the firm to achieve a long-term alignment of interests of all stakeholders.

He is a Member of the Board of Directors of the German Italian Chamber of Commerce and Committee Member of the Italian Banking Association. He holds an MBA from Università Cattolica del Sacro Cuore.

From 2001 to 2007 he was CEO of Sireo Real Estate Asset Management GmbH and from 2005 to 2020 he was also a member of the Board of Directors of the Bundesanstalt für Immobilienaufgaben. Fernández Reumann is i.a. active as a consultant for real estate in the network of the private equity company EQT as well as an active member of the Board of Trustees of Schirn Kunsthalle Frankfurt. He holds a business degree from the Frankfurt School of Finance & Management and an AMP degree from Harvard Business School.

He has more than 20 years of professional experience in the real estate industry with a focus on asset and portfolio management as well as project development. After holding positions as Managing Partner of Blue Estate GmbH and Managing Director of SWB Immowert GmbH, most recently he advised high net worth individuals and family offices on structuring and optimizing their real estate portfolios, including supporting transactions and project developments in Germany and abroad.
Michael holds a degree in business sciences (Dipl.-Oec) from Universität Hohenheim (Germany) and a degree in real estate economics from Akademie der Immobilienwirtschaft.

Piero is Senior Partner of VERIANOS. He has over 25 years of professional experience in the financial services industry. Between 2007 and 2018, at UniCredit, he held a number of responsibilities among which Global Co-Head of Corporate Finance & Advisory and Head of Insurance Investment Banking within the Corporate & Investment Banking Division. Prior to that, Piero ran European P&C Run-Off at Swiss Re and was an Executive Member of Staff in the M&A department at Zurich Insurance, between 2003 and 2007. Earlier, Piero was a Senior Vice President at JPMorgan Chase in European Financial Institutions and prior to that an equity research analyst at Deutsche Bank. He holds a BA in economics from Università di Pavia, Italy.

Karl-Josef Schneiders is Senior Partner of VERIANOS. He co-founded VERIANOS in 2011 and most recently served as CEO of the Asset Management division for Germany and Austria at Credit Suisse Bank. He was responsible for a transaction volume of EUR 6 billion and, as Head of Real Estate EMEA, contributed to the successful restructuring and realignment of the European real estate platform. With positions at Morgan Stanley, Metro and Citi Bank, among others, Karl-Josef Schneiders has over 35 years of relevant expertise in banking, real estate and asset management. He holds an MBA from the University of Wales and an Executive MBA from the Lorange Institute of Business, Zurich (CEIBS).
